How would I perform a square footage optimization project for several retail stores?

I'm interning at a retail company and I've been igned a square footage optimization project. I have access to historical sales, Gross Margin %, demographic information, etc, but when I performed a regression, the relationship couldn't be fitted to linear, exponential or logarithmic function. How should I approach the optimization?
